A very important step in one’s life is buying their first home and like most milestones, you only get to do this once.
Most professionals rank the purchase of a home fairly high on the stress level charts – but it truly doesn’t have to be. In fact, it can be fun, adventurous and one of the best times of your life!
The key is information. The more information I can give you and make sure that you understand every tiny step in the process, the less stressful and more fun the journey will be. Listening. I guarantee I will listen to your questions, your wants and ensure you get answers and professional results.
From the start we will discuss the types of buyer relationships available. While helping you find and look at homes in your price range (explaining to you mortgage qualifications and all about mortgages) I will advise you on items such as zoning, taxes, by-laws, local improvements, home inspections and so on. I will give you my opinion as to the value of the home, but will let you decide if it meets your personal tastes – after all, it is going to be your home.
I will fully explain the offer and negotiation process, the terms within the Agreement, your obligations and the Seller’s obligations. You will be fully informed and will feel comfortable completing the necessary documentation – you will be advised to seek legal counsel when applicable.
I will fully explain all the fees and closing costs that you may be required to pay – land transfer tax, legal fees, moving fees, utility hook-up fees, mortgage insurance and so on. Again, information is the key.
